Feb. 21, 2005 - Already-strong sales expected to soar at Signature’s Rancho Martillo, as the upscale community’s ranch-style model homes near completion


Sales have exceeded expectations at Signature Homes’ Rancho Martillo development, with Phases One and Two already sold out—just imagine how quickly lots will go when the models open!

Early this spring you’ll be able to tour the brand-new, upscale community’s three single-story floor plans, which range from 2,832 to 3,643 square feet and are priced from the mid $500,000s. The Rancho Martillo models will also showcase the fine craftsmanship, energy efficiency and all of the standard amenities that have made Signature famous for being Las Vegas’ “Dream Builder.”

Up till now, the major attractions that have led to the first two phases selling so fast are Rancho Martillo’s prime location in the popular northwest side of the valley, Signature’s generous offering of upgrades and the development’s large lots. Each limited-edition, classic ranch-style home sits on a lot that’s up to one-third of an acre.

“The lots here have great appeal,” says Signature Sales Associate Barbara Sipes. “They average 120 by 140 feet, which leaves a lot of room between homes. People really like the big yards with all kinds of room for RV parking and a swimming pool.”

Signature just happens to offer those two amenities as part of the options package for its semi-custom homes at Ranch Martillo. Your estate-style home could also have a pool house, casita, four-car garage, detached garage, an extra bedroom or even an office.

The standard features are extraordinary, too. The exteriors have architecturally sophisticated designs that include 13 different elevations to choose from, including all stone. Inside, each elegant home features everything from a gourmet kitchen to luxurious bath suites.

“The amenities here are very popular,” Sipes says, “especially the granite countertops and stainless-steel appliances in the kitchen, and patio covers in the back.”

The list of standard features never seems to end: finished three-car garage, fully enclosed back yard with flood lights, cozy fireplaces, upgraded oak cabinetry … a total of $80,000 in features are already included in each Rancho Martillo home. In addition, each of the 37 residences comes with a variety of energy-saving features, including low-E windows.

Rancho Martillo is close to schools, parks, fine restaurants, shopping and minutes from the I-215 for easy access to the rest of the city.

The sales staff is now selling Phase III with incentives that include earning $9,000 to $11,000 toward upgrades or closing costs when using Signature’s preferred lender.
